Job Description

This role is an integral part of the Senior Management Team of Property Services and working with the other Heads of Service, both within Property Services and across the business, ensures the delivery of effective asset management and property services to all the Group assets.

This person plays a pivotal role in the delivery of the Asset Management Strategy and retains specific responsibility for the “Asset Investment” work stream of Property Services leading the Asset Investment Team to collect, analyze, appraise asset data and intelligence to produce investment and divestment forecasts for company’s assets.

Key responsibilities:

  • The HoAI is a member of the Property Services Senior Management Team, supporting the Property Services Director in ensuring the effective culture, direction, leadership, and delivery of all aspects of the service and deputizing for the Director of Property Services when necessary.
  • Develop and manage effective performance management arrangements across the service and ensuring the regular monitoring and reporting of appropriate performance indicators, standards, and targets.
  • Commission stock condition surveys to ensure asset and particular component data is continually robust.
  • Actively manage and monitor the property portfolio, ensuring that performance is optimized by developing, implementing and maintain tools that enable the accurate, ongoing relative assessment of property performance, cognisant of the differing drivers, standards and outcomes required for company’s varied markets.
  • Presentation of short, medium and long-term financial forecasts, based upon the investment profile of the stock portfolio. As well as devise and present option appraisals to inform business decisions to invest or disinvest in assets.
  • Produce planned cyclical and investment schedules and commission annual programmes in conjunction with the Head of Asset Delivery, Head of Building & Fire Safety and Head of Building Operations & Sustainability.
  • Facilitate the stock rationalisation programme and deliverables, working closely with the Stock Rationalization Programme Manager to prepare reports for stock rationalization and disposal to ensure that appropriate and informed asset management decisions regarding the stock are made to ensure the best use of resources.
  • Using asset intelligence, facilitate and oversee asset data performance, investment planning and cost benchmarking and oversee and endorse the key link-throughs for data integrity for Operations and Finance, to prepare the overall investment profile and forecast, and programme commissioning for Property Services.

Required Knowledge, Skills, and Abilities
  • Educated to degree level or equivalent and / or professionally qualified in a management or Building, asset management related discipline and / or the ability to demonstrate relevant experience.
  • Excellent verbal and written communication and interpersonal skills, with an ability to be organized and work methodically with attention to detail to meet targets and deadlines
  • Experience of building relationships to achieve shared objectives and goals, managing and motivating people and/or teams.
  • Experience of commissioning and managing stock condition surveys and other technical assessments and inspections to collect essential data and intelligence on assets.
  • Experience of formulating significant value investment plans for complex assets and comfortable managing multi million investment profiles.
  • The ability to analyze and appraise complex data and intelligence to produce clear and concise reports at senior and governance level.
