Job Description
Key Responsibilities
The Property Manager will have an ARLA Propertymark Level 4 or NFOPP Level 4 certificate
The Property Manager will be responsible for the day to day property management including all correspondence
The Property Manager will preparing agreements for tenants, registering deposits, negotiating contract renewals
The Property Manager will organising and monitor routine maintenance and emergency repairs
Reviewing inventories, arranging for gas, water and electrical checks
The Property Manager will be keeping contractors, landlords and tenants up to date
The Property Manager will carry out property inspections bi-annually and as necessary in emergencies
The Property Manager will be responsible for chasing rent arrears and providing the landlord with timely updates and rental statements
Ensuring compliance and administer Health & Safety legislation
Serving notices in accordance with Section 21 of the Landlord & Tenant Act 1985
Assisting the accountant with the preparation of all financial documentation for submission to accountants for preparation of year-end accounts
The Property Manager will act as a point of contact for landlords, tenants and contractors
The Property Manager will keep records of all activity on our databases
Attending training sessions or meetings as required by management
Assisting the management with any other reasonable duties as requested

Required Knowledge, Skills, and Abilities
The Property Manager will have a minimum of 2 years property management experience essential The Property Manager will be confident communicator with excellent communication skills - written and oral The Property Manager must have a certificate through ARLA Propertymark The Property Manager will possess excellent customer service skills Ability to multi task and work to deadlines Have an inquiring mind and willingness to learn new skills The Property Manager will have a fantastic work ethic - professional, punctual and reliable Computer literate with good knowledge of Word, Excel and Outlook (Jupix a bonus) Full, clean driver's licence desirable but not essential
