Job Description

This is a national role and travel will be required (around two days per month).

What you'll be doing

  • Reporting to the Head of Delivery and working with the Direct Delivery, Sales & Operations teams, the role holder will support the full and successful delivery of land led opportunities and JV Partnerships.
  • Source and scrutinise potential contractors nationally, with a keen attention to their record of safe and high-quality delivery of construction projects, on time and to budget.
  • Work with the development team to provide budget costings for new land bids.
  • Monitor scheme bidding performance and pricing, to ensure that the team are procuring at values which reflect the needs of the business.
  • Peer reviewing schemes as required and providing recommendations to manage risks, optimise quality and deliver good value for money.
  • Creating and maintaining a cost database to include allowance for regional variances.
  • Manage & drive the tender process with contractors to ensure best value but maintain a focus on the quality and safe delivery of all projects.
  • Ensure that schemes are completed to the standard delivery requirements, ensuring that these standards are met by all counterparties
  • Manage all negotiations in a transparent, trustworthy and honest manner and to ensure the reputation of the company is safeguarded at all times and ensure that projects are contracted in accordance with the approvals and in accordance with the adopted policies and procedures.
  • Effectively plan, monitor and disburse all items of expenditure associated with the acquisition pipeline.
  • Identify potential business development & new business opportunities with contractors.

Track record

  • Production of detailed and accurate cost plans.
  • Sourcing, tendering and contracting main contractors for mixed use and/or residential projects.
  • Maintaining trustworthy relationships with contractors and consultants.
  • Delivering effective project commercial and risk management.

Required Knowledge, Skills, and Abilities
High quality reporting and cost management. Excellent team engagement and relationships. Substantial knowledge of both the social housing and wider residential sectors. Knowledge of developing new business relationships. Cost planning & tendering processes for medium/large construction projects. Acting efficiently and productively within defined decision-making processes. Commercial and financial management of construction projects.Degree educated or equivalent Excellent academic background, with a numerical aptitude
