Job Description

Main Responsibilities/Duties Include:

  • To take overall responsibility and accountability for the commercial elements on a number of contracts;
    • Develop an understanding of the designated contract, specification and pricing to prepare the scope of works ensuring compliance with conditions throughout the contract
    • Negotiating and Pricing Target Costs for future contracts awarded through Frameworks agreements and monitor preliminary expenditure
    • Value Engineering pre & post Tender
    • Submit Change Requests/Variations to ensure additional works are recorded and paid for by the client; including design changes.
    • Management and control of subcontract and variation accounts to prepare and accurately forecast final accounts
    • Completing a monthly cost / valuation report and cash flow for the designation projects and provide feedback on deviation from cost bill to senior management
    • Prepare sub-contract liability statements and ensure compliance with these conditions
    • Manage procurement schedules liaising with legal counsel as required regarding contractual information (collateral warranties, PCG’s, etc)
    • Review sub-contractor accounts and measure progress, manage valuations, submission of application for payments, final accounts, and retention release
    • Manage receipt of payment in a timely manner to ensure timely cash flow management for the Client and the group, and the supply chain
    • Manage the costs on a project to ensure both the company and the client is fully advised of the cost situation
    • Process subcontractor requests for payment
    • Ensure that proper and composite records are maintained
  • Work closely with the legal team to create contractual documentation, manage contractual issues and take action as necessary to mitigate any risks.
  • Ensure the company is neither compromised nor disadvantaged by any contractual or financial arrangement
  • Lead with the Contract Manager on;
    • pre-start planning and programming
    • subcontractor selection and ensure the chosen subcontractor has the appropriate skill set and capability to deliver the works. Place the appropriate order and all required information to carry out their work
    • contractual issues and take action as required
  • Assisting and liaising with the buyers on materials procurement and buying opportunities / rebates
  • Attend internal and external project and Company meetings (i.e. Target Cost Meetings, Client Meetings, etc)
  • Attend design team meetings to ensure that commercial impact is considered for new build projects Where appropriate, assist with estimates and negotiations for future projects or phases
  • Maintaining and developing strong professional relationships with key Clients and their officers to help future business development

Management Duties;

  • To manage a commercial team of circa 3-4 surveyors, and where applicable operation staff as the Senior member of staff on designated projects
  • To offer assistance, support and mentoring to all team members
  • Assisting the development and training of assistant, trainee and apprentice surveyors
  • To own HR responsibilities with the commercial team;
    • Own recruitment activities within the team and attend all interviews
    • Manage and record absences in line with HR policy
    • Manage employee relation matters with the HR Team and escalate to the MQS as necessary
  • To understand, implement and adhere to the company SHEQ policy/strategy and ensure all employees reporting to you do the same.

Required Knowledge, Skills, and Abilities
Essential Experience within a senior surveying position reporting to either a commercial manager or director, with a proven track record working closely with key members from the client (building and maintaining relationships) Experience with JCT suite of contracts in a main contractor background (new build) Technically knowledgeable of general construction methods including modern methods of construction, steel frame, concentre frame, etc (new build) Excellent verbal communication skills Good level of numeracy Good influencing skills Desirable RICS (new build) Education / Qualifications Degree in QS Attributes Confidentiality in handling sensitive data and able to work in line with GDPR regulations A confident and adaptable communication style A self-motivated conscientious approach but with the ability to work as a team at all levels Effective organisation and planning skills with the ability to meet tight deadlines An analytical approach
