Job Description

Primary responsibilities

  • Underwriting
    • Assist with the appraisal of new projects in terms of build cost, build assembly and build programme. Visit current projects for the borrower and contractor as part of the pre credit assessment. Understand and articulate risks in the construction programme/budget and assess the developer's capability and readiness to deliver the project
  • Due Diligence
    • Review and provide feedback on all site reports (Structural, Environmental, Asbestos, RoL)
    • Review initial reports from the monitoring surveyor, liaise with borrower and PMS to resolve any issues highlighted in the report.
    • Select appropriate construction milestones for each facility and track as part of the monthly valuations.
    • Assist with construction CPs prior to draw-down of the development loan and monitor the Conditions subsequent as part of the monthly draw-down process.
    • Liaise with external advisors (solicitors and PMS) to ensure construction documentation is lender friendly (consultant appointments, collateral warranties, build contract).
  • Live Loans
    • Undertake ongoing monitoring of construction projects to ensure that they are on time and budget. Identify risks early on and warn of any potential problems ahead of time
    • Review monthly draw-down report and interrogate progress, cost to complete and programme. Raise and discuss areas of concern as part of the draw-down process.
    • Track the construction draw-downs and forecast expected draw-downs by week over the next twelve weeks
    • Assist with construction overview of each project for quarterly reports to investors and report on the current construction to investors during meetings.
  • Loan Workout
    • When foreclosure on a project is required, manage the appointment of external advisors to assist in completing the scheme.
  • External Project Monitoring Surveyors
    • Review the panel of PMS' and suggest changes where appropriate.
    • Propose suitable PMS for each loan.

Required Knowledge, Skills, and Abilities
Minimum 5 years since becoming MRICS focused of residential property Monitoring surveyor or Quantity surveyor OR Building Surveyor by trade Ability to work on own initiative Previous client side experience with a Residential Developer would be beneficial.
