Job Description

Tasks & Responsibilities:

  • Carry out a full range of routine planned preventative maintenance, condition monitoring, reactive maintenance and breakdown maintenance work associated with all plant, services and equipment to ensure mandatory and statutory compliance with policies and strategies maintaining a high quality and cost-effective service. This will include inspections, testing, fault finding and repairs to plant, services and equipment with or without supervision as appropriate to trade, experience or subsequent training as described in the schedule of Knowledge and Experience requirements.
  • Carry out replacement of components and systems as part of life cycle obligations.
  • Assist with any variation works issued to the company by the Client.
  • Liaise with external contractors and other staff.
  • To assist during inclement weather to assist with the gritting where possible in and around the balconies, courtyards, roadways and footpaths.
  • Participate in an 'on-call' rota to provide out of normal working hours cover - if required.
  • Participate in a shift rota system
  • Able to work from steps, scaffolding and other access equipment.
  • To participate in additional training based on the specific needs of the post holder to maximise their knowledge to ensure that the service level requirements of the organisation are achieved.
  • To carry out any other duties deemed to be reasonable by the Supervisor and managers

Contract Management

  • Understand the project's objectives from client and project delivery team
  • Ensure timekeeping, discipline, standard practices, policies and procedures are upheld and suggest improvements where identified.
  • Ensure a professional working relationship with designers, suppliers, contractors, Trust staff and other users of the facilities.

Problem Solving

  • Anticipate problems and communicate problems upwards and request support

Assess problems to identify permanent solutions and communicate where appropriate to ensure the same mistake is not made twice

  • Be part of a team that operates in a climate of continuous improvement
  • Think outside traditional boundaries and endeavor to do things differently

Customer Relationship

  • Promote a positive image ensuring that supplied clothing and equipment is kept clean and fit for purpose. Maintain a well-groomed self-appearance and positive helpful attitude.
  • Ensure that all works are carried out to a high standard of workmanship causing least disruption to building users.

Health and Safety

  • Maintenance of self-awareness of, and compliance with, all aspects relating to Health and Safety legislation, Department of Health and Trust Policies and procedures.
  • Insofar as is practicable and within the scope of the post holder, ensure that all organisations that act on behalf of the company and the Trust comply with the above.
  • Carry out "Authorised and Competent Person" duties where adequately trained and authorised

  • Be part of a Project team that works efficiently to ensure that a financial return is delivered.
  • Try new ways to do a job to gain efficiencies.
  • Consider the financial implications when making decisions.

Required Knowledge, Skills, and Abilities
Required: plumbing level 2/3 AP HTM qualifications
