The role will include the following responsibilities:
Preparation of pricing schedule and specification based upon drawings provided.
Provide advice on all aspects of detailed design
Provide cost analysis on sites being considered for acquisition
Setting targets, objectives and responsibilities for all supervised staff
Regularly reviewing timings, budget, labour, risk and project plans to ensure work stays on track with 3rd party contractors and the in-house contractors.
Preparation of Contract preliminaries
Advice on procurement route and contractor selection
Advise of suitable forms of Build Contract
Obtain competitive tenders or negotiated tenders where appropriate
Undertake tender analysis and make recommendations
Prepare building contract and arrange for contracts to be executed
Administer the contract and issue contract certificates and notices as necessary
Visit sites as necessary to administer the contract and monitor works
Undertake valuation assessments and certify payments accordingly. Where banks have appointed monitoring surveyors, to assist them in preparing valuations for drawdown.
Undertake snagging inspections and prepare a schedule of snags
Monitor the closing out of snags and defects
Obtain all necessary completion documents
Prepare collateral warranties as necessary and arrange the execution
Working in an office and on a construction site.

Required Knowledge, Skills, and Abilities
10 years’ experience in project management and contract administration. Ideally with a strong focus on small to medium size schemes of 10-100 units. MRICS or equivalent – We will also consider applicants qualified through experience Broad knowledge of building regulations and construction methods Strong commercial awareness with the ability to create savings through creative design, planning and procurement A working knowledge of prevailing health and safety legislation and practice Ability to inform all aspects of detailed design Basic understanding of Town Planning and relevant Town Planning law Highly organised and able to coordinate a large team of contractors. Develop and maintain close relationships with all appropriate internal and external stakeholders, including customers, sub-contractors and supply chain Full UK driving license Able to work as part of a team as well as being an effective manager Excellent written and verbal communication skills
