Main Responsibilities

  • Negotiating between landlord, outside agent and tenant all terms of new let prior to rental agreement.
  • Administration and overseeing of tenant referencing procedure and organising collection of deposits, administration fees, and advance rent into clients account.
  • Organisation of all activities relating to ‘the let’ including creation of tenancy agreement, gas and electrical certificates, cleaning and maintenance issues.
  • Registration of tenancy deposits and correspondence to tenant and landlord.
  • Organisation and administration of maintenance issues arising during tenancy.
  • Negotiating rent increases/decreases with landlord and tenant, including associated administration.
  • Instructing and overseeing refurbishment projects.
  • Advising overseas landlords regarding HMRC procedure.
  • Carry out property inspections on occasion.
  • Supporting Lettings manager.
  • Assisting with banking and invoicing payments.
  • Attending property inspections when necessary.
  • Updating computer data including QUBE and Company website.
