Job Description

Reporting directly to the Chief Financial Officer, the post-holder has full profit and loss responsibility for the Society’s Building services departments, and influence on the strategic direction of the departments, whilst managing all operational aspects on a day-to-day basis. These will include but are not exhaustive:

• Staffing: Manage the staffing in the Works department to provide efficient operation by scheduling works and determining appropriate priorities within budgetary and legislative constraints.
• Budgeting: Compile and agree budgets for maintenance, etc. with the Chief Financial Officer and operate within the agreed budgets.
• Contractors: Compile and maintain a schedule of approved contractors ensuring all Health & Safety requirements are met.
• Compliance: Ensure the Society’s policies in relation to Health & Safety, Environmental Health, etc. are adhered to and that the Society stays abreast of changes in legislation in relation to properties and complies accordingly.
• Project Management: Compile specifications for all building works, tender works and project manage all building works in respect of extensions, refits and refurbishments.
• Residential Property: Work with the letting agents to manage the property portfolio and all required repairs/safety requirements
• Insurance: Ensure all requirements are met and standards maintained to satisfy insurance conditions. To facilitate inspections and implement any recommendations.
• Planning: Manage the submission of planning applications where appropriate.
• Communications: Ensure effective communication between all levels of staff within the department in order that all staff are kept up-to-date on Society business.
• Energy Management: In conjunction with the Society Secretary, ensure that the Society takes advantage of all cost-effective opportunities to reduce the Society’s consumption of electricity and gas, to minimise the impact of the Society’s operations on the environment.


Required Knowledge, Skills, and Abilities

Essential

• Professional, proactive and dynamic when dealing with others and able to influence above and below their position
• Negotiation and management of supplier contracts
• Credible management experience in a similar role or property environment
• Team Player
• Self-motivated and flexible in the approach to work
• Holder of a full driving licence
• Good IT skills

Desirable

• Working knowledge of Co-operative Values & Principles
• An ability to understand the balance between commercial success and Co-operative success
