o Oversee the Property Management operation onsite

o During lease-up phase, duties will expand to assist the lettings and block function as required
o Main point of contact for the tenant and will liaise with all other departments on the tenant's behalf including; block management and client accounts

o Key handovers o Distribution of Welcome boxes
o Arrange handyman pre tenancy MOT o Customer move ins (intro to house, portal, keys, tenant charter, meter readings)
o Feedback possible tenant breaches to lettings team and Owner
o In tenancy maintenance management and procurement of works, including block reactive maintenance
o Checking all pre-tenancy works
o Mid-term, pre tenancy and end of tenancy inspections
o End of tenancy maintenance management and deposit release o Management of handymen spend
o Renewal of compliance documentation o Proactive management of snagging and defect works
o Build good rapport with tenants on behalf of the brand
o Manage process of returning the tenants deposit
o Handle and attempt to resolve complaints o Health and Safety Management
o Approval of contractor and handyman invoices
* Has a track record of success in a similar role within the property management function of a
residential lettings agent or build to rent operator.
* Has a full understanding of and is used to working under the regulatory framework the
business operates in.
* Has experience of successfully managing third party contractors and manages projects
effectively.
* Has NFoPP Level 3 Technical Award in Residential Letting and Property Management -
England and Wales
* IT literate - Word, Excel and preferably experienced in using a relevant CRM system.
* Clear and concise communication skills particularly over the telephone.
